Landlord Fees
Tenant find only:
- Unique Estate Agency will market the property both on our web-site, facebook page and on property portals to which we subscribe
- Inform applicants from our database via phone, SMS or email details of your property
- Erect a To Let board at the property
- Advise on preparation of property for letting including compliance issues
- Carry out accompanied viewings, if required, providing feedback to you
- Negotiate all offers
- Reference and credit check tenants
- Prepare Tenancy agreement and required paperwork
- Collect first months rent and forward the balance and deposit to you less our fees
*Any outstanding balance must be settled before the tenancy commences*
Rent Collection Service- £35 inc VAT per month
- Collection of each months` rent payment and forward balance to you
- Issue of monthly and annual statement
- Immediately notify you of late or non-payment
- Immediately pursue non-payment of rent and advise on measures to take
Full Management -From 10% plus VAT of monthly rental income
- Tenant finder fee:
- Carry out Tenant find and rent collection services as above
- Check in new tenants and take meter readings
- Place deposit into the DPS on your behalf
- Notify utility services and councils of change in occupancy and meter readings
- Conduct property inspections and notify the landlord of any issues
- Arrange, supervise and instruct routine / minor repairs having submitted at least two quotes to the landlord for approval
- Arrange for your annual gas safety check to be carried out
- Hold a management set of keys throughout the term of the tenancy
- Negotiate any renewal request
- On termination of tenancy check tenants out and carry out a full inspection
- Arrange, supervise and instruct any remedial work or cleaning having submitted at least two quotes to the landlord for approval
- Negotiate the return of the deposit in line with the terms of the tenancy agreement and The DPS guidelines
- Annual statement of your account
Additional Fees and Charges (if applicable)
- Carry out Professional Inventory for a property- £120 inc VAT
- Carry out Professional Inventory & provide Tenant 'check in' and provide meter readings (Non managed properties only)£120 inc VAT
- Amendment of or renewal of tenancy agreement (at Landlords request)- £120 inc VAT
- Renewal of tenancy agreement at end of term (included with the fully managed package)- £120 inv VAT
- Court or Tribunal attendance -£120 inc VAT per hour, plus travel/accommodation costs
- Payment of tax for non resident Landlords & other reasonable costs and expenses we could incur acting as agent on your behalf POA
- Service of notices: Serve Sections 13, 8 or 21 Notices £90 inc VAT
- 'Check out' of Tenants (included in the fully managed package) £90 inc VAT
- Additional property visit in unforeseen instances with prior notification to Landlord or acting as Agent of Necessity - £75 inc VAT per hour
- Interest on unpaid commission or other monies 5% above the Bank of England base rate
- Arrangement fee for out of contract works or refurbishment- 10% plus VAT of net cost
- Abortive tenancy fee, payable if you inform us that you do not wish to proceed with the tenancy once we have found you a suitable tenant -£540 inc VAT
- Purchase of the property by the tenant. Fee due on completion of sale 1.0% of the purchase price if the property is sold to the tenant during or within 12 months of the expiration of the tenancy
